I am purchasing an historic home in upstate NY and plan to open a B&B.  NYS codes list Bed and Breakfast Dwelling as "owner occupied one-family dwelling used for providing overnight accommodations and morning meal to not more than ten transient lodgers, containing at least three, but not more than five bedrooms for such lodging."  The home is in area zoned R1, but city zoning ordinances descriptions are ambiguous.   Acccessory use in R1 is "Home Occupation, providing all signs pertaing thereto are erected in accordance with provisions of 123-26".  This is the complete entry.  There is no description of what a "home occupation" is.  In my research, many cities consider B&B`s as a "home occupation".  If I make no structual or property changes, provide adequate parking and adhere to the NYS guidelines, what would be my problem?

You will need to be advised by the Historic Community, and any changes to the home must be approved in that area. I would start there because you could find yourself making changes, and you could find out later you could not make those changes.

Sorry in advance if this is the wrong section to put this question. I was wondering if anyone knew what type of zoning would be needed to open a live music venue.  It`s going to be an all ages venue with no alcohol served.  Any help would be great. Thanks guys!

Hi OMREC,
 
A Live Music Venue sounds so great. I suggest you can zone it about 5-10 mts drive away from the city.
 
The reason? - Let the crowd recognize your brand, lower rent., more space.
How? = publicity- advertisements, discount coupons, The standards, the celebs invitees.
 
If people can come to city , they can drive in for 5 more minutes. Once they are there, they may not get destracted on their thought coz of lesser options, and once you have those real standards, why wouldnt one jump in?
