Sellers have struggled to justify the fees a 'traditional' real estate company charges. Their basic complaint stems from the disparity of work performed by the two sides. A typical commission of 6%*** is usually shared by the listing agency and the selling agency. What the Seller sees is the buyer's agent doing the majority of the work. Most sellers have said they will pay a "co-op" fee or compensation to the agent bringing the buyer. In a recent survey, 95% of 'For Sale By Owner' sellers said they would be willing to compensate the broker who brings a buyer. Seller's complaints have been with the listing agency, which in their opinion did little or nothing to facilitate the sale other than "list" the property, put a sign in the yard and enter it on MLS. They felt that half of the commission was just too much to pay for a listing. With the fee-based concept, everyone is happy. The Sellers saves thousands in real estate commission; the "co-op" agent receives the same commission as with a traditional brokerage and we receive a flat fee to list the property.
