I am looking for serveral small investors to help fund a start-up American Restaurant.

The plan is done.

The lease is being neogotiated.

The permits have not been applied for.

Joe,

As an elevator pitch - your post is pretty bland. Consider adding some "attention getting" points - for example

1. Great location

2. New concept

3, Why the menu will attract customers

4. What you (your team) brings to the table
