Hi,
My name is Mark and I`m scared.
LOL.
I am 45, married 25 years, two kids 12 and 15 this year and have a successful career as an RN for 20 years at the same hospital.
Now, at this stage in my life, I want to leave it all and  to open an RV park.
First off, camping is my passion. Camping, meeting people, travelling, maps, truckstops, anything with tires and travel, I enjoy. The open road calls me. Last summer, we took June off and drove 6,497.3 miles outwest, camped 16 states. An AWESOME experience for my whole family. Along that newfound world, I began to toss around this idea.
I came home with it, struggled with it. I`ve ran the numbers as best I know how and done the right way, I believe that there would be a profit. HOWEVER, I would venture to think MOST starters would think that.
In this case in specific, rising gas prices would help me. See, where we live, there are no local "destination" campgrounds. There are some state parks. I want to make a small campground with sat tv/wifi/nice restrooms, pond, etc. A place for the LOCALS to take their family and camper. But also, a place for overniters to stop in if they want. NOWHERE within 100 miles of me has campgrounds with reservations as I would.
So, yea, I`m scared, since I don`t know you I don`t mind sharing these thoughts:
-Would this completely take over my life and make me miserable? I work M-F now 8:30-4:30 no weekends/ holidays and make pretty good money.
-Would I fall on my face in debt?
-Would I loose time with my kids. I know they could work there with me, but I might miss some things they do...church, school, things with their friends.
-Would I go from LOVING this to HATING this?
 
So there, I`m outta the closet middle aged confessed scared man. But, I "feel" good about thinking in this direction. Of course I have "felt" good about some less than desireable choices in my life in my late teens. :)

Oh..when you ask me my favorite job in my life? It was workign as a desk clerk at a Holiday Inn while I was in nursing school. Meet people, say hi, make em a nice place to stay the nite and boom, they move on. Something about that made me happy. I have to take that into consideration now. I don`t hate my job at all, but THAT was my favorite job.

Ironically, I can relate to what you are talking about, however...from a different vantage point.
 
I have been a camper since I was six years old - parents still do...when I am asked to go along...boy I jump in the car (age 46, interesting sight).
 
Anyway, over the years I would hear my dad say the same thing as you...because we visited some campgrounds /rv resorts that were how shall we say it "a dump".  Grounds that had potential, but were not run right.  Sometimes dad would say "I could run this much better"...and then while in the car he would say "but then I couldn`t travel"...my dad was a college professor...and I think he was thinking of during retirement years.  Over the years...I think he thought it a lot...but he never bought a campground...he visits many to see a new owner that just like my dad loves to travel.  But since they have a campground (off-site is repair times)...they have a camper...but they do not go.  On the other hand, there are those who own a rv resort in the peak season and then travel the other half of the year. This may be you!
 
Now from another vantage point, I am a Virtual Assistant...I want to assist "small" campground owners...those who like you work for a living...but in peak seasons own a campground.  You can`t afford a lot of staff...but you could afford a Virtual Assistant...expecially one who would be willing to handle your RSVP if you are away from your "front desk" for a day. 
 
Oh, and by the way, this did happen to my dad in 2006.  He contacted a campground in Michigan to make an rsvp for he and another party.  When he asked for directions...the gal speaking with him said she couldn`t help him with the maps.  My dad thought that was strange; so he was bold and asked why.  The gal was a Assistant working from a distance (in Alaska) - for a man who owns a small campground in Michigan...who in that part of the year had no "staff". She is a independent contractor. When my dad got off the telephone with her...he came to me...told me the story...and I have spent 2007 trying research how she did that...both dad and I believe that this is one of my niche areas to pursue as a Virtual Assistant. 
 
There is a small part of me that would also like to be able to support Full-time RVers...but we`re still thinking this through as this Virtual Assistant wants to be able to travel in (the rig she doesn`t own yet) and be a virtual assistant at the same time.  Oh - btw, yes there are Virtual Assistants that live in RVs and travel at the same time. Someday, that will be me too.

:-) Hey there, Mark. Welcome to the FAA (Fear Anonymous Association). Yeah, yeah, I know those airplane people stole the idea and acronym, but the FAA has been around a lot longer than fear of flying! One of these days I`ll sue for trademark infringement, but that`s a whole other story.

Meanwhile, keep in mind that there are only a few reasons people start a business and one of the best reasons is that they can do something better than the other people already in the business. The fact that other people ARE in the business indicates a proven market, so that removes one major concern right off the bat.

The potential downside would be the reduction in RVs. I just heard on the news today that Winnebego is stopping production for one week due to low sales. However, you`ve said that increasing gas prices would be a plus for you. And that`s another major concern you`re dealing with---how can potential downsides be turned into benefits.

Sounds to me as if you`re on the ball, you`ve thought this through, and you have the means, motive, and opportunity to go with the idea. Yes, it`ll likely take over your life, so is there a way you can reduce your hours at the hospital? If I understand things, the shortage in nursing these days ought to put you in a good position for that, right?

To address your main concern, where you could end up hating what you`re doing: In my experience, the reason it happens is burn-out, and that almost always comes from bad process analysis. In other words, plan your business right from the git-go so that you`re replaceable.

If you build this business from the perspective that you, and only you, can run it, you`ll likely end up hating it eventually. Instead, try out your unique ideas, see what works, see what doesn`t work, and go with what works. THEN, when you`ve found a new thing (process) that works, document it. Keep a binder, and as you increase your revenues, start offloading the routine work.

I`m not sure what`s your primary focus in all this, but I`d suppose it`s that you love camping and want to spend more time actually camping, not running a site, right? So what makes you different is your ideas. Putting those ideas into practice and keeping them running, other people can do. :-)

Hi Mark, It seems that it might already be running your life. You can`t get the idea out of your mind, its something your dreaming about. Been there and still am. Its definitely a hard decision to make. Do you go with what your passoniate about or do you stay safe? As Craig asked...is there away that you cut down on your nursing hours while your building the business? Is it your goal to eventually leave the nursing field altogether to pursue your dream? And I think the most important thing you need to ask is..... do you have your family`s support in all this. Maybe they would be just as excited and want to help with the venture, and in that way you wouldn`t be losing as much time with them.
 
Alot of questions to ask yourself and think about, and you`ve done yourself a favor by coming here to discuss your idea`s and dreams with others. Good luck and if I can help you out with anything let me know.
