Help: Web programmer to "Brick and Mortar"

After several years of being a freelance programmer, I finally got a "respectable" nine to five job, but I've always had the dream to start my own "business;" my own "clay of the earth", "brick and mortar" business. I had an idea, but I never knew the sheer magnitude of startup "To-do's," none of which I have any idea on how to accomplish. Sorry, too many quotes? Let me tone it down a bit and get to the point.

I have a 10 month/yo son. Now, the fire in my eyes to succeed and follow my dreams has never burned brighter - for his sake and for mine. So, I sat down and started to spew my ideas on paper; I have never been so overwhelmed in my life! I never thought I could spend so much money in an hour - ever! ...just figuring on basic expenses, dealt with more money than I've ever had to even think about before.

The biggest obstacle I see for me right now is MONEY. I have none, and I need a lot. My business concept is sound, and it WILL work if it ever exists.

I'm in the "seed" stage right now. I'm overwhelming myself with business planning. I don’t know where to go from here.

My business idea needs a lot of space and there is an abandoned warehouse close by that would be perfect. I also know where to get the equipment for my business. The overwhelming part is acquiring this large building, renovating it, purchasing the equipment, hiring employees, promoting the business and guarding against risk until I can get up and running.

Since the warehouse is abandoned (meaning it hasn’t been used for years - I’m sure there is an owner), is there a grant of some sort that I can apply for that helps new business owner like me "rehab" or renovate the building to fit my needs, since I will be bringing business to a small town? If I can alleviate that huge chunk of change, I can focus on the meat and potatoes of the business.

I am wide open to your support and guidance. Thank you for your time!
