OK, Last week I launched "Flip it Big" to be the most efficient real estate investing portal.

The site is currently undergoing more changes so keep this in mind when critiquing my site.

Thank you for all of your help.

It`s coincidental, but I`m currently doing some work in a real estate office, and, of course, the problems of the industry are having a huge impact. I get the idea of house-flipping, but I also know that people are in major trouble with unpaid back mortgage payments.

Picking up foreclosures is okay, but not all that great except for some investors. On the other hand, taking a contract on a house to give the owner time is pretty big. All in all, there`s a lot of information and legal process involved.

So what bothers me about the site design is the horizontal bars across the top, along with the pastel blue. It seemed difficult to quickly find and move to pertinent specific information.

Another way to say it is that I suspect that the current real estate business in any form is both macro- and micro-complicated. There isn`t a lessening of the complexity when you get down to the specifics. To that end, the site needs to be simple so as not to interfere with the difficult task of getting all the information about the products ON the site. Does that make any sense?

It`s as if the tool is interfering with the functioning of the tool. I`m "noticing" the site design too much.

I think your site looks good overall.  There are some changes that can be made.  I think that you should eliminate your member list.  It`s not very impressive at this time with only one name besides your own.  I also think that you`ve left off some leading experts in the real estate field.  When I think of real estate and whos books I would recommend, it would be Robert G. Allen.  His "No Money Down" held the #1 New York Best seller for the record time of over 40 weeks.  I personally like his book "Creating Wealth" better.  Anyways, just some ideas.  Good Luck!

I can understand that.  I can easily change up the STYLE that could possibly draw your attention else where to like the center column that has the recent topics etc.

I did feel the colors all RUN together and that makes it rather difficult to differentiate the columns and their individualities.

Give me a couple days and I will have the design changed up and back for some more critiques.

Thanks CraigL.

PS.  My father is a long time investor and has recently run into problems selling houses.  He bought new cars to give away when the house was sold. Has gone as far as paying the down payment for people.  Went on the news etc.  He is experiencing the sub prime fall out as others are.

LiveWise,
Sounds like I will need to get that book and read it.  In the meantime feel free to post a thread about it on my site! LOL.

Anyhow, I was thinking about disabling the STATS for a while.  Right now I am backing up my DB and will begin to work on some changes.  I will incorporate this one as well.

Thank you for your post.

The other issue is that when I think of house flipping, I tend to think in terms of someone who`s very strong in construction and remodelling. True, someone might buy a house in foreclosure then sell it to someone else, but with such a large volumen of these, there`s a market saturation. So I`m wondering if perhaps some content on the home page might specifically address a target market---the people you mostly want to attract?

hello,
I like your idea and with the market the way it is, it is certainly a time for investors to buy. I have built a Real Estate listing site with some neat features and a super admin that I am not using if you are intersted it may work well to incorporate into your current site. It looks great and flows well and can accept membership payments etc. If you would like to see it, you can pm me.

I got it. I am not using it like I said and  it is just being wasted since it is not my field of work but you may find some use with it.

Stonesledge,

It is very nice...What do you want for it?  Or are you offering it for free?

That is something I could easily incorporate into my current site.

Hope you have a happy holidays!
