I`ve been listening to the podcasts for a while and figured it was time to get in here and start chatting it up! Although extra time seems to be in short supply after starting my business. Being a sole proprietor and wearing all hats is definately overwhelming.
 
I do Virtual Tours for real estate and came to it by being a real estate agent myself and seeing a need and opportunity that could be accomplished with minimal start up costs.
 
I guess you could say I`m a casualty of the declining real estate market and that my expertise is with the real estate aspect of virtual tours and the photography aspect had to be learned.

remember, tough markets like the phoenix real estate market create screaming needs for businesses and consumers. look around and LISTEN!

Hey there, VT Guy :-) Your services would be very much useful to the realtor I`m working with, as the *art* of photography seems to have disappeared lately.

From what I`m seeing, biggest issue will be pricing. As you say, with the declining market at the moment, money`s tight. So people "believe" they can do it themselves "Just as Good" as a pro.

This is very true, thank you for your input. There seems to be 2 business models for virtual tour companies; one that is a "do it yourself" and they`ll create the tour from your photos for very cheap and the other that is "full service" tours where a photographer takes professional photos and pricing is much higher.

In a market where agents should be spending the money for a virtual tour for better exposure yet are too strapped to afford it I`m incorporating both options of "do it yourself" and "full service" so I have the full range of pricing & services.

Seems like there are two types of agents, too. The one doesn`t know how to handle a depressed market because they`ve sat back and waited for sales to come to them. The other always was out drumming up business, looking for deals, and being proactive. That latter agent will be your target market, I think. The sit on yer thumbs type of agent will be just a waste of time.

Hi VTGuy! Prior to mine and my husbands new start up I`ve been selling real estate here in the valley since 2001 (mostly East Valley).  Your service is more important now than ever!  I checked out your website - - very NICE work I must say. 

A couple of suggestions....contact a couple of title companies, maybe one of the ones that you worked with in the past and see if you can partner up with them - - they may offset some of the cost.  Another thought...send out postcards to the owners of currently active listings that don`t have a virtual tour.  (If the title company can put their name on it you might get away with a nice card for very inexpensive - - I don`t know how RESPA applies here)  Provide them statistics of how important professional pics and virtual tours are.  I can`t imagine there aren`t stats at how many consumers DONT look at a house simply based on the pictures.  They will encourage their agent to order the Tour.  It is a fact that agents need to put out $$ to get these houses marketed properly.  I know it is tough when things are tight but it is a reality.
 
Like Craig said, price is the ultimate factor but pics and tours help A TON and I believe are critical!

Latest update, now that I`ve been messin` with the virtual tours function at work. It`s okay, but not all that great. From what I`m seeing, video tours are better. That`s a whole other ball of wax, and I`m thinking you could market those much easier than standard fisheye lens virtual tours. Make the distinction, highlight the differences, emphasize things like YouTube, and call the video tours.
