I`m looking into opening up a Film/TV Sound Stage and Entertainment Complex (Recording Studios, Music Venue, Movie Theater), as well as having some left over space to lease out to other retail companies, in southern New Jersey.

How should I go about finding the capital for this. I`m looking at two locations, one is about 90 acres and a second of about 24 acres. Cost of land, construction, ect. will probably go into the 300 - 400 million dollar range.

For a project of that magnitude - you will need to develop a solid plan and put together a strong team.

Are you opposed to the idea of everyday Americans lending money to you?

No, I`m not opposed to that at all.

My first thought was to form a LLP or a LP.

Another interesting thing, is this would be the largest TV/Film Sound Stage complex on the East Coast.

The entire complex would be powered by alternative sources as well.

I came up with an idea. What if I did a reverse merger? I would do the reverse merger, then through private placement, find an investor for about 15-20% of the total costs, and then shortly after issue more shares (and bonds) in an attempt to raise the rest of the capital. Or maybe do the private placement after the increase in shares.

Is this a possible option?

These are basically related to small screen films and studio projects. Their basic need is to direct movie at such a low budget.
